PRODAP RESIDENTIAL LAND AND PACKAGED HOUSING MARKET REPORT JUNE QUARTER 2007
(SAMPLE ANALYSIS ONLY)

Future Production

Planned new production as indicated by developers over the next 12 months is as follows:

Dry Wet Total
Vacant Lots 3,923 445 4,368
Dwellings 1,349 117 1,466
Total 5,272 562 5,834

Aggregate planned new production is estimated to be 4,937 lots/dwellings for the next 12 months.

Aggregate planned new production of 5834 lots and house/land pacakages is well above annual demand, which totalled 3825 sales in the 12 months to 30 June 2007. This indicates no immediate shortage of land with rezoning approvals. Hence, if there are stock shortfalls occuring, this can only be caused by capacity constraints (i.e. plant, labour) or subdivision/plan sealing approval constraints. We suggest the latter.
