Bankers and mortgagees required even more market research than did developers, because of their legal position and the possible repercussions of taking premature action.

It was largely for this reason that Prodap initiated its own research into the Gold Coast land and housing market, which it used to provide market intelligence to both developers and mortgagees.

Prodap gradually obtained a reputation for its intimate knowledge of the Gold Coast land development industry, and was retained by such companies as Devine, Villa World, Robina Land Corporation, Queensland Investment Corporation, Australand, Austcorp and Delfin to undertake specific research projects in the Gold Coast and Tweed regions.

In parallel with its property research arm, Prodap continued to carry out project management services for such clients as:

  • Shinko – Hope Island Resort Stage 1
  • Australian Guarantee Corporation – Forest Hills, Coomera
  • Ferrier Hodgson – Parkwood Heights, Southport
  • Beckmar Pty Ltd – Barr's Field, Upper Coomera
  • Morris International – Highland Park, Nerang

Project Management Services include land acquisition advice, statutory approvals, design input, tenders, budgets, supervision, marketing and project accounting for the project financier.

Prodap has also undertaken major rezoning applications, such as;

  • A 135 ha parcel at Redland Bay from Rural to Residential 'A', requiring negotiations with the State Government regarding the conversion of agricultural land to residential, amongst other issues such as vegetation, flooding, buffers, etc.
  • A 130 ha parcel at Ningi (Caboolture Shire), from Rural to Residential 'A', requiring negotiations with State Government over water quality issues arising out of wastewater discharging into the Pumicestone Passage, a dedicated National Park.
Both of the above rezoning applications were controversial, difficult, but successful. The capital value of the land in both cases increased substantially.
